Not all oceanfronts are created equal. The quality of your view depends on three things: the height of the home, the stability of the primary dune, and the layout of the neighboring lots.

The average high-quality oceanfront view is typically between **90° and 120°**. This still offers an incredible "front-row seat" to the Atlantic and is the standard for most premium rentals.

2. The Dune-Height Variable

The Outer Banks features a massive primary dune line that protects homes from storm surge. However, that protection can come at the cost of your view:

  • 1st Floor: Usually "dune-locked." You will hear the ocean and feel the breeze, but you’ll likely be looking at sea grass and sand.

A Flag Lot (or panhandle lot) is a unique property shape where a home is built on a large parcel set back from the ocean, connected by a narrow strip of land (the "pole") for beach access.

Homes on flag lots often have what we call a Tunnel View. Because there are houses directly to the left and right, your view is "funneled" down your access path toward the water. While you have legal oceanfront status, your panoramic visibility is limited.

4. Peek-A-Boo & Partial Views

For homes in the "Semi-Oceanfront" (2nd row) or "Between Highways" (3rd row) categories, the goal is a Peek-A-Boo View.

These are small, strategic windows of blue water visible between the oceanfront structures. In 2026, many buyers use these glimpses to justify higher rental rates than standard interior lots.
